Everyone’s favorite season is rapidly approaching. The sun is shining, the beach is starting to beg you to come play and the birds are chirping away trying to convince you to go outside. As much as your body and mind might be ready for summer, is your home? If you’re not sure, then use these 3 tips to help your home in the direction of summer!

1. Dust off, clean up or replace the outdoor furniture. 

If we plan on getting that beautiful, golden tan or hosting a BBQ (or two or three) this summer, we’re going to need the furniture to lend us a helping hand. Take a quick look at your outdoor furniture. How’s it looking? Do you need new cushions? Does it need to be cleaned? Or is it time to ditch it for some new furniture?

2. Bring out the marshmallows.

Get that fireplace ready for those gooey, delicious s’mores! It’s not summer unless you’re ending your nights around the fire and roasting your marshmallows for the classic summer time treat. No place to roast those marshmallows? No problem! It’s time you get that fire pit and set it up. These are easy to shop for and there’s no need to build one or lay brick!

3. Let it flow

It’s time to let the air flow through your home! Open those windows wide and let the summer breeze fill your home! This lets you keep your home cool and gives those indoor plants a little fresh air as well!

7 secrets to owning a private island

In Coastal Living‘s February issue they feature a quick guide called the “7 Secrets To Owning Your Own Private Island” and it gives you a basic run through of what you need to know about private island purchases. With California’s Power Ball jackpot sitting at $1.4 Billion, and rising, this really could be a great guide to help you with your new found wealth. Even if you aren’t a lotto winner, the dream of owning a private island actually isn’t that unrealistic. We’ve listed their 7 Secrets to Owning Your Own Private Island below so that you can find out how to make it happen!

1. They’re not all as pricey as you may think.

Sure, a large and sandy tropical island will seriously set you back (the undeveloped Caribbean isle pictured here is listed at $5.5 million), but some small, rocky islands—like the 1-acre Wohoa Bay in Maine, 30 miles east of Acadia National Park—can go for as little as $40,000.

2. But be prepared to pay up front.

Banks generally won’t grant loans for the purchase of private islands, because without comparable properties on the market nearby, it’s almost impossible to establish a clear-cut monetary value, explains Chris Krolow, CEO of Private Islands Inc., the largest marketplace for international private island listings and sales.

3. Existing dwellings rarely affect the price.

A house that might go for $1.5 million elsewhere does not add the same amount to an island’s listing price. If anything, particularly quirky houses can sometimes pull down the final purchase price, says Krolow, because new owners might have different needs for the property.

4. The hottest spot to buy an island right now is…

the Bahamas or Belize. Both countries are relatively easy to get to from the United States and have the tropical feel that many potential island owners are after. There’s a lot of interest in purchasing Greek islands, but logistical difficulties and bureaucracy usually slow down the process and make people look elsewhere.

5. Island owners still have to deal with nature.

Owning an island means being responsible for the area’s ecosystem. Anything an owner does—say, getting rid of snakes—could have unintended consequences, such as creating a rodent problem. Krolow advises looking to local regulations on the nearest mainland for guidance.

6. Tech advances have made island life more accessible than ever.

Krolow notes that new yachting technology is opening up possibilities for private islands. For example, small water desalination units made for yachts are easy to transport and capable of cleaning enough water for single-occupancy residential islands.

7. The trick to easy maintenance year-round is…

Rent out your island. Even some of the wealthiest owners rent  their islands to guests, employing full-time staffs. Doing so ensures that the island is ever-ready for  visitors, and that owners won’t be greeted by surprises when it’s their own off-the-grid time.

A good way to get out and enjoy the weather is heading to the patio or backyard. We love lounging and taking in a sunset in comfort of our own space. And we think that you should too! That’s why today’s post is all about helping you get your outdoor furniture set up and ready for you to enjoy! We think that there are 3 things everyone should look for in outdoor furniture, keep reading to find out!

Size

The first thing you should take into account is size. Not only should you think about the size of your potential furniture, but you should also keep in mind the size of the space you have to decorate in. There’s a ton of great furniture pieces out there, but if they don’t fit there’s no point. Make sure you know your measurements so you can get furniture that fits and give yourself plenty of room to enjoy it!

Function

A question you really need to ask yourself is, “What am I going to use my furniture for?” Is it going to be used for solo sunset gazing or are you going to want to have a nice family dinner outside? The furniture you invest in can serve more than one function. A comfy chair can not only be a nice place to plant your tush when you’re sun bathing, but it can also provide great comfort when you’re serving Grandma’s famous apple pie!

Materials

This one is crucial! Since outdoor furniture is, well, outside, you’re definitely going to want furniture that’s going to last. Look for materials that can stand the elements of weather such metals or durable woods, like teak, to name a couple. Choosing the right materials will make all the difference in the life span of your furniture. Investing in good outdoor cushions will also provide comfort and style!

We found it on CoastalLiving.com and hopefully you’ve seen it, but if you haven’t, you will now! This cottage is unique and worth sharing for many reasons. First, it’s in New York. When you think beach cottage the first place you think is definitely not New York. Unless it’s the Hamptons, but that usually means beach mansion. The second reason is the decor. We love what they’ve done with the place. It’s a contemporary, almost modern, style that mixes in some classic rustic, beach cottage decorations. The styles mix well and the feeling it gives the space is great. Third, the color palette.  The colors work so well! The dull, grey exterior does a 180 when you walk inside and you’re met with the clean white base, topped with bright accents. It’s a great move by the designer and looks amazing!
